Q. How can you solve problems when real estate agents can’t?
You know how your family doctor sometimes has to refer you to a specialist? Well, think of us as the "specialist" when it comes to unusual real estate situations. Real estate agents can handle many straightforward home sales, but they have their rules and limits. If a family comes along that does not fit into those rules, then they say "Sorry, we can’t help you."

Q. How do I know I can trust you?

Q. My credit’s pretty bad…can you still help?

Sometimes a job transfer, divorce, or other situation causes people to want to sell their homes faster than what a real estate agent can do. We can act very quickly, so we often get those houses.

Q. How does your "Owner Finance" Program work?
We offer owner financing where we can sell you the home without you having to qualify at a bank. We are the bank and make the final and immediate decision.


 Q. How does your "$1000 Down and You’re In" Program work?
There are several ways to help you to move in your new home with just $1000 down payment.

1. Get free money from the government. If you are a first-time home buyer, you may  qualify for up to $8000 tax credit from the IRS. Or you may qualify for the "long-time residence" credit of up to $6500, if you have lived in the same home as a primary residence in five consecutive years. We can help you to use these money as down payment to buy your home

2. We offer down payment assistance programs. If you have strong income, we can set up a monthly payment plan to make payments toward your down payment.

When you work with us, we’ll quickly be able to tell you if this great program will work in your situation.


Q. What other methods of down payments do you accept?
You may be eligible to withdraw or borrow from your 401k to purchase a home without penalties. We will consider most anything on trade such as cars, boats, RVs, trucks, motocycles, jewelry, stocks, bonds etc. We even consider "work for equity" program, for example if you are a carpenter or roofer, etc.


Q. How do I reserve the home?
All we would need is your application completely filled out. We will then contact you within 24-48 hours. Please keep in  mind our homes sell quickly, so time is of the essence.


Q. How fast can I move in?
If you are buying with owner financing,  you can move in the home in less than 2 weeks.


Q. Can I buy the home with no down payment?
Yes, if you can qualify for new financing. Our lenders have 100% financing programs available with good credit.

No, ifyou cannot qualify for new financing.Our owner financing program will require a down payment. The more you have down, the better your chance of acceptance and the better your terms.


Q. What determines whether I can buy with owner finance? If your credit if good and you can qualify for a loan and you have a good down payment, the choice is yours. We will lay out your options and hyou’ll decide which is best for you.

If your credit is not so good or you can not qualify for other reasons and have a good down payment, the size of your down payment may be the deciding factor. The more you have down, the better chance you have with owner financing.


Q. What do you charge for your services?
Less than you would think!
Because houses come in all sizes, and people have so many different situations, we don’t have one set fee. But because we don’t charge you any up-front "processing fee" or other such nonsense, we only earn our keep if we are able to put you in the house of your dreams. Furthermore, much of our fee is paid by the people who sold the home to us, so the portion you pay is more than fair.


Q. Do you pay for referrals if I know someone else who needs a house, or has one to sell?
We sure do! Our very best way of doing business is through "word of mouth". The way we look at it, if we do a great job for you, you just might know of other people that could use a great home.
